Housing ads on Meta are a Special Ad Category

This is the part most generic ad tools skip. Meta treats ads for homes for sale or rent, and related services, as a Special Ad Category: Housing. In the countries where the rule applies, including the United States, a housing ad has to be declared as one, and the targeting is limited: you cannot target by age, gender or postcode, location targeting has to use a minimum radius around a place rather than a tight pin, and many detailed targeting options are not available. Google Ads applies similar limits to housing ads in the US and Canada. The rules change from time to time, so check Meta's and Google's current policy pages for your market.

So set the audience broadly, a radius around the area rather than a list of postcodes or a buyer profile, and let the creative do the selecting. The copy matters as much as the targeting: an ad cannot suggest who a home is or is not for, so write about the property and the area, not the kind of buyer you picture there.

A typical listing, start to finish

  1. Add the listing. Upload the photos from the shoot. Add the price, the address and two or three things worth knowing about the place.
  2. Get a set of pieces. Ask for a vertical video tour, a just-listed post, a carousel for Instagram and an open house version. Text such as the price and the address is added in post, so it is spelled exactly as you gave it.
  3. Schedule the posts. Queue them across your channels for the week, with the open house reminder set for the morning of.
